When the RCC was developed in the early mid twentieth
century, the quality of each input was taken into account
based of the cost of inputs and the quality of our
integrity at that time.

With passage of time the quality of inputs have gone down,
One because of poor integrity of each of us contributing
into it be it the material manufacturer or the worker at
the workmanship stage.

Two because the cost of each thing be it labour or
material, has gone up substantially, compelling the
manufacturers and material suppliers to supply material at
competent rates, thereby prompting them to compromise in
quality.
Also while the factor of safety taken into account at time
was 3 X 3 times with plain mild steel, now with torsteel it
has been brought down presuming that the structures are
never stressed to that extent.

I believe, if we we are able to correct our mentality and
if the buyer agrees to pay the hike in the cost towards
improving the material quality and the workmanship, the
life will be atleast 80% of the stipulated life of 100
years.

One of the most important test conducted on cement is soundness test. This test certifies how the concrete prepared with that cement will behave in the next 80 years, when subjected to weathering, I.e., hot days cool nights, summers and winters etc.
Two methods of testing is prescribed by BIS. First one Le-chatlier method is old, crude but cheap and is available in all the labs, and second one autoclave method is modern and costly, therefore not available in all the labs.
My experience says 99% cement samples passed in le chatliers expansion shows poor results in autoclave expansion.
To generalise RCC age as 80 years is wrong, as even the building is ideally constructed, following all building code, but the cement is not tested as per autoclave expansion than the life of RCC may be reduced considerably.
Looking at the present constructions the safe life of RCC may be taken as 80 years, if constructed as per NBC of BIS.
Even the IS-456 is modified again in 2000.
A small house is constructed on word of mouth assurance of material vendors that material is in order, of labour contractor that every material is properly mixed and placed in position, of architect and structural engineers that sufficient factor of safety has been considered, but who will be alive after half life of building, to see different type of failures of RCC.
