I will explain you with an example : If 10 x10x 12 feet room means you can calculate C1 = 10x10x12 = 1200 BTU/Hr and Multiply the same with co efficient 6 = 7200 BTU/Hr. & If 2 person going to occupy the room means each person 500 BTU/hr. C2 = 2 persons x 500 BTU/hr = 1000 BTU/hr. (C1+C2) BTU = 8200 BTU/hr. 12000 BTU/hr = 1 Ton. Hence Upto 1200 BTU/hr we can go for 1 ton AC.
