Going by your query you have paid Rs.3000/- excess in the
month of Feb. Why have you paid another Rs.3000/- in March?
Is it that actual rent is Rs. 15000/- and have paid
Rs.12000/-, so have paid the balance of Rs. 3000/- in teh
next month :-

In that case the Journal entry would in Feb :-

Rent A/c Debit Rs.15000/-
Landlord A/c Rs.15000/-
(TDS not considered)

Bank Payment entry in Feb :-
Landlord A/c Debit Rs.12000/-
Bank/Cash A/c Credit Rs.12000/-

Bank Payment entry in Feb :-

Bank/Cash A/c Credit Rs.3000/-

But if actual rent was 12000/- as you have mentioned and
have paid 15000+3000, then there is an excess payment of
6000/-. Either this amount has to be received from teh
landlord or deducted from the rent of next month.
